“The former home of Community Newspapers and then a logistics company will now become the regional warehouse and distribution center for Mattress Firm.
Thomas J. Balch of Tully, N.Y., through Blinking Light Venture LLC, paid $610,000 to buy the 2.47-acre site at 25 Boxwood Lane in Cheektowaga, with a 32,362-square-foot industrial and office facility near the Thruway and Aurora Expressway. The building includes 22,653 square feet of industrial space, 9,709 square feet of office space, four truck loading docks and two grade-level overhead doors.
Balch is the Western New York franchise owner of Mattress Firm, part of a 2,500-store nationwide company, with seven stores locally. The Syracuse native, who started his Buffalo franchise in 1998, plans to consolidate his regional warehouse and distribution center to the new location, along with his office and a new clearance outlet showroom. The centrally located facility will replace the existing 5,000-square-foot warehouse at Transit Road and Sheridan Drive.
“We’ve just outgrown it. We needed this building,” he said.
The seller was Pillar Real Estate Advisors, which had owned the complex since 2006, when Community Newspapers still occupied it and had time left on its lease. After the publisher moved up the street to 75 Boxwood, logistics company Prestige Delivery moved in, and has stayed for eight years, said David Schiller of Pyramid Brokerage Co., who handled the deal for the seller while colleague John Mikoley worked for Balch. Prestige will move out once it finds a new location, allowing Balch to proceed with his plans this summer.”
