Former paper collection warehouse sells for $2.35M in Cheektowaga

An unidentified buyer has paid $2.35 million for a Cheektowaga warehouse and office building, according to the brokers behind the deal.
1885 Harlem Road LLC, a New York City company, sold the 67,000-square-foot building at the corner of Harlem and Gruner roads.
David Schiller SIOR and Charles Kolber of Pyramid Brokerage Co. brokered the deal.
Schiller said it’s rare for sizable warehouse space to open up in Western New York, where vacancy rates are at an all-time low.
“This building was an unusual opportunity in a very tight market to acquire a building that could be used for logistics,” he said. “There is nothing on the market right now that can be purchased. For a warehouse with six loading docks, there’s nothing.”
The building currently is vacant. It previously housed Great Lakes Paper Fibres, a company that gathered and bundled waste paper for recycling.
The building sits on 3.36 acres and includes a 60-spot parking lot.
It last changed hands in 2011, when 1885 Harlem Road LLC bought it from developer Anthony Trusso’s 1885 Harlem LLC for $1.08 million, according to county records.
