With construction expected to begin soon, the Rochester-based landlord for the region’s first Chick-fil-a restaurant has officially closed on the Cheektowaga property where the chain will be opening later this year.
Morgan Cheektowaga LLC, an affiliate of real estate investor Robert Morgan, has acquired a now-closed Famous Dave’s restaurant at 1753 Walden Avenue, paying $2,233,530, according to documents filed in the Erie County Clerk’s office.
“There were a lot of moving parts when it came to this deal…this is an excellent location,” said Ben Schiller, a broker with Pyramid Brokerage Co. of Buffalo, who handled the deal.
Plans call for the existing 7,500-square-foot building to be razed and replaced by a more compact Chick-fil-a restaurant. Chick-fil-a hopes to open the restaurant by this fall.
Besides the Cheektowaga site, Chick-fil-a is expected to open at the corner of Maple and Transit roads in Amherst, where a now-closed Sunaco gas station and convenience store stood until recently.
Chick-fil-a is also considering other regional sites, including one along Niagara Falls Boulevard that straddles Amherst and Tonawanda and another in Niagara Falls. No development time frame has been set for those locations.
