With regional warehouse and distribution space at a premium, David Schiller is not surprised that his latest listing is attracting a lot of interest.
Schiller, a broker with Pyramid Brokerage Co., has listed a 115,000-square-foot warehouse/distribution center at 1110 Military Road in Kenmore and, within 24 hours of securing the listing, he has four showings booked and fielding a number of other calls.
Because the single-story building is exactly what the market is seeking.
“It has some high bay areas. It has office space and is located near major highways,” Schiller said.
Single-story warehouse and distribution space, within the immediate Buffalo Niagara region, has just a 3.5 percent vacancy rate and with 312,000-square-feet of new space under construction, demand is out weighing the supply, Schiller said.
The building has a $1.89 million asking price.
Constructed as a warehouse in 1920, it was later expanded in 1960 and 1970, and been home to a number of logistics and warehouse-like tenants in recent years including Packaging Corp. of America and American Household Storage Co.
